Drylining

Ceilings and MF ceilings

New plasterboard ceilings, overboarding cracked or Artexed ceilings, and MF suspended ceilings to drop height or hide services. Typical UK costs.

In short: Ceiling drylining covers new plasterboard ceilings fixed to joists, overboarding of cracked, sagging or textured ceilings, and MF suspended ceilings built from steel channels hung below the structure. It suits renovations, extensions, conversions and commercial fit-outs. In the UK, boarding a ceiling typically costs £25 to £45 per square metre, with MF ceilings usually £35 to £60 per square metre.

Ceilings and MF ceilings

Plasterboard ceilings are fixed directly to timber joists or to a steel MF grid. Overboarding means screwing new board through an existing ceiling into the joists above, which is a clean way to deal with cracked lath and plaster or textured coatings without the mess of pulling them down. Before overboarding, we check the old ceiling is firmly attached and that any textured coating has been tested for asbestos if the property is old enough to contain it.

An MF ceiling is a suspended steel grid of primary channels and ceiling sections hung on hangers from the structure above. It creates a perfectly level ceiling regardless of how uneven the joists or slab are, and leaves a void for ductwork, pipes and downlights. MF ceilings are common in basements, commercial units and conversions where height needs dropping or services need hiding.

What is included

  • Checking joist sizes, spacing and the condition of any existing ceiling
  • Advice on whether to overboard or take down an old ceiling
  • Board fixed with screws at closer centres than walls
  • MF grid with hangers, primary channels and ceiling sections set level
  • Openings formed for downlights, access hatches and extractor fans
  • Fire-rated or acoustic board between floors where needed
  • Staging or towers for stairwells and high ceilings
  • Tape and joint or skim finish ready to decorate

Who it is for

  • Cracked, sagging or damaged lath and plaster ceilings
  • Textured ceilings you want covered rather than removed
  • Basements and conversions where services need hiding
  • Commercial units needing a level ceiling below a slab
  • Ceilings between floors that need better fire or sound performance
  • Extensions and loft conversions

How much does it cost?

As a guide, boarding a ceiling usually costs £25 to £45 per square metre supplied, fixed and taped, and MF suspended ceilings usually cost £35 to £60 per square metre. Stairwells, removing old ceilings and asbestos precautions add to the cost. See our full cost guide.

How it works

How ceilings and mf ceilings works, step by step
  1. Inspect the ceiling

We look at the existing ceiling, joists and services, and check for asbestos risk on older textured finishes before deciding the method.

  2. Prepare or build the grid

Old ceilings are taken down or secured for overboarding, or an MF grid is hung and levelled to the agreed height.

  3. Board the ceiling

Boards are fixed with joints staggered and ends landing on joists or channels, with openings cut for lights and hatches.

  4. Finish

Joints are taped and filled or the ceiling is skimmed, then left to dry ready for a mist coat.

Ceilings and MF ceilings: FAQs

Is it better to overboard or take down an old ceiling?

Overboarding is quicker, cleaner and cheaper, and works well if the old ceiling is firmly fixed. If the ceiling is sagging badly, loose or water-damaged, it should come down first. Overboarding also adds weight, so the joists need to be sound. Taking a ceiling down creates a lot of dust and waste, so it is usually only done when it has to be.

Can you overboard an Artex ceiling?

Yes, and it is one of the most common ways to deal with textured ceilings. If the coating was applied before 2000 it may contain asbestos, so it should be tested before any drilling or sanding. Overboarding seals the coating in place without disturbing it, but screws still pass through it, so a test is the sensible first step.

What is an MF ceiling?

MF is the common trade name for a metal furring suspended ceiling system. Steel primary channels are hung from the structure on adjustable hangers, and lighter ceiling sections are clipped across them to take the plasterboard. It gives a dead-level ceiling at any height you choose, with a void above for services.

How much height does a new ceiling lose?

Overboarding loses only the thickness of the new board, around 12.5 to 15 mm. A ceiling fixed to resilient bars loses around 30 mm. An MF ceiling needs a minimum void for the grid, often 50 to 75 mm, though it can be dropped as far as needed to hide ducts or set a new level.
